According to BBMP, draft e-khatas of all properties in Bengaluru have been published online. How to secure your last E-Khata

The Bengaluru municipal corporation, Bruhat Bengaluru Mahanagara Palike, on October 4 announced that all existing khatas have been registered in the civic body’s registers and the over 21 lakh drafts have been published online for citizens to download anytime, anywhere.

A Khata certificate is the legal document that confirms the ownership details of a property in Karnataka. This certificate contains important information about the size, area, location, etc. of the property (both residential and commercial).

To curb fraudulent deals, increase transparency and increase property tax revenue, the Karnataka government has made e-Khata mandatory for property registration in the state through a contactless and faceless online e-Khata issuance system.

BBMP started testing the new system earlier this week. The system is already being implemented in around a dozen districts, including Chitradurga, Raichur, Bagalkot and Chamarajanagar, through e-Swathu under the Rural Development and Panchayat Raj Department to register properties in rural areas. In urban areas, properties in pilot districts will be registered with E-Aasthi.

How is the procedure?

Citizens can access their e-Khata draft by visiting www.bbmpeAasthi.karnataka.gov.in. However, to secure the final e-Khata, they need to submit the following documents online:

(i) Sale Deed or Registered Deed Number which eAasthi retrieves electronically from Kaveri Portal.

(ii) EC for the property, from April 2004. Enter the EC number and eAasthi will collect the document electronically from Kaveri.

(iii) Enter the 10-digit property tax application number.

(iv) Aadhaar eKYC of the Owners

(v) Enter the 10-digit BESCOM number

(vi) Providing a GPS object and an object photo

(vii) Upload supporting documents for A Khata (Citizen can declare that he/she does not have it and the final eKhata will still be issued).

The BBMP has stated that once the above details are submitted electronically, the software itself will verify all the documents and automatically issue the final e-khata.

However, if the information entered is incomplete or does not match the BBMP records or someone has objected to not issuing the final e-Khata, citizens can approach the concerned Assistant Revenue Officer (ARO).

Citizens have a deadline of seven days to file objections to the draft e-Khata. These objections are examined by the ARO and decided on the basis of their merits.
