Buying a house and renting an apartment are just two of the possible living arrangements, and both can be expensive. Co-operative housing offers an alternative to the traditional methods of purchasing a primary residence.

A housing association or “co-op” is a type of housing that is actually a corporation in which the owners do not own their units outright. Instead, each resident is a shareholder in the corporation, based in part on the relative size of the unit in which they live. Here we take a closer look at living in cooperatives.

How housing associations work

Owners of a co-op own shares in the co-op rather than owning their unit outright, which would be the case with a condominium. Some cooperatives allow owners to sell their cooperative shares on the open market, depending on the market price for cooperatives in that location and subject to approval by the cooperative board.

Co-ops are often cheaper than rental housing because they operate on a cost-cost basis and collect money from residents to pay outstanding bills. In areas with a high cost of living, such as New York City, co-ops can be an attractive option from a financial perspective. However, the general fees paid to a cooperative can be significantly higher than the fees paid to a homeowners association.

In addition to the financial aspect of cooperative ownership, social aspects must also be taken into account. Smaller co-ops are run entirely by residents, with everyone pitching in to take care of tasks like maintenance, landscaping and setting rules. Large co-ops may be governed by a board made up of a subset of residents.

In any case, rules must be followed and some degree of social interaction takes place. If you don’t like sharing decision-making power, living in a co-op may not be interesting for you.

Types of cooperatives

The structure of housing cooperatives varies depending on the specific jurisdiction where they are located. The most popular options in the US and Canada include:

  • Cooperatives at market price: Allows cooperative members to buy and sell shares at any price the market allows.
  • Cooperatives with limited participation: Sets limits on the price at which stocks can be bought and sold.
  • Leasing cooperatives: The co-op rents the building rather than owning it and generates no equity value. In this case, the co-op may have a cash reserve in case the building ever comes up for sale.

Cost of purchasing a cooperative

Since you’re essentially buying stock in a company, be sure to find out about the co-op’s financial situation and meet the other residents. They will be both your business partners and your future neighbors. Before purchasing, you should consider the following:

  • Location
  • equipment
  • Cost
  • Possibility to lease your unit
  • Pet Policy
  • Insurance requirements

To purchase shares in a cooperative, each buyer takes out a “share loan” instead of a traditional mortgage. These loans function similarly to mortgages, but in addition to the loan payments to the lender, co-op residents are responsible for paying a prorated share of the general costs of operating and maintaining the building.

These costs, known as “maintenance,” are typically paid to the partnership monthly and billed at cost. Maintenance costs may or may not include property taxes, and annual maintenance fees tend to increase each year with inflation.

The cost of the property’s mortgage may also be included in the monthly fee: even if an individual tenant has repaid their share of the loan, it is possible that the building itself has a mortgage on it, issued by the body corporate and not by another is held by individual partners. The share loan covers the costs of joining the partnership. It has nothing to do with the underlying mortgage on the property itself. Buyers are entitled to all of the tax deductions available to homeowners, including interest and property tax deductions.

Additional costs include monthly utility bills for each buyer’s residence, paid individually, and insurance costs. While the building itself should be covered by blanket insurance, this does not apply to the contents of each individual home. A personal insurance policy, known as HO-6, is required to protect personal possessions from water damage, fire, theft and other disasters.

Special considerations for cooperatives

Co-ops must abide by fair housing laws, but they can be more restrictive than other housing options when it comes to ownership requirements. Since there is no landlord and no tenants, the rules for purchasing shares in the partnership are determined by the partners.

For example, new buyers may be required to have a certain net worth or debt-to-income ratio, in addition to demonstrating their ability to meet the financial obligations of the co-op purchase.

A background check may also be required. Like other types of housing, some co-ops are designed only for people age 65 and over or other specific groups. These stricter ownership requirements add an air of security and exclusivity to cooperative ownership. In return for this exclusivity, co-ops are generally governed more restrictively than condominiums. For example, subletting may be prohibited for high-end devices. All partners contribute to the costs of operating the building.

A default or default by one partner may result in the other partners having to cover that partner’s costs, although strict ownership requirements generally keep defaults to a minimum.

Condominiums vs. Co-ops

Condominiums are apartment buildings with private homes that have shared common areas and infrastructure such as elevators, basements or roofs. Condominiums are classified as real estate, meaning buyers own the deeds to their homes. If you’re thinking about purchasing a condo, it’s beneficial to research your mortgage options using a mortgage calculator.

Cooperatives are not considered real estate. When you buy into a cooperative, you become a shareholder in a company that owns the property. As a partner, you are entitled to the exclusive use of a residential unit in the property.

The conclusion

Always read the cooperative’s articles of incorporation, bylaws, underwriting agreement, rules, and any other available documentation. Make sure you truly understand how the co-op works, including how it is managed, what you will have to pay for, and how much that payment will be. Ask about the terms of the underlying mortgage, pet policies, and your ability to make changes to your residence. There’s no harm in asking questions; A little extra effort in advance can go a long way towards ensuring a harmonious living situation in the long term.

If you believe you have been discriminated against based on race, religion, gender, marital status, receipt of public assistance, national origin, disability or age, you can take action. One such step is to file a report with the Consumer Financial Protection Bureau or the U.S. Department of Housing and Urban Development (HUD).

Legendary Red Sox broadcaster gives perfect final release on end of 2024 season

The Boston Red Sox concluded their 2024 season with a win over the Tampa Bay Rays on Sunday. But the real star of the show was retired radio host Joe Castiglione.

Castiglione, 74, has been the summer voice of the Red Sox for the past 42 years. He was awarded the prestigious Ford C. Frick Award earlier this summer and was inducted into the Baseball Hall of Fame. But Sunday was the most special day ever for the retiring legend.

Before the game, Castiglione was honored on the field by members of the 1986, 2004, 2007, 2013 and 2018 Red Sox teams, five memorable years in franchise history, while on the scoreboard a montage of the network’s calls for those playoff Running could be seen. Castiglione also threw out the first pitch.

However, nothing could compare to Castiglione’s masterful conclusion to his storied career. He took over the broadcast on both television and radio for the final inning of the Red Sox’s 3-1 victory, and when the final game was taped, it was Castiglione’s moment to shine.

First, the legend quoted former Major League Baseball commissioner A. Bartlett Giamatti, a Boston native and former president of Yale, in his groundbreaking book: A great and glorious game.

It breaks your heart. It should break your heart. The game begins in spring, when everything else begins again, and in summer it blooms, filling the afternoons and evenings, and as soon as the cool rain comes, it stops, leaving you to face autumn alone. You rely on it, rely on time to pass, the memory of sunshine and high skies to remain alive, and then, as all the days dawn, when you need it most, it stops… and summer is here gone.

But Castiglione had, as only he could, one last verse of his own to add.

“Another season has passed. My 42 years here have passed so quickly, but now it’s time to say goodbye to Red Sox Nation…at least on a regular basis. And to pass the baton to my good friend Will Fleming.”

It was quintessential Castiglione. In a moment that was all about himself, he still managed to shed light on everyone else. And Fleming was so touched by the handover, which Castiglione was under no pressure to make, that he could barely speak through tears.

As Castiglione previously predicted, this probably won’t be the last time he sits behind a microphone to address a Red Sox game. But it was the end of a remarkable run to the Hall of Fame. And we all salute him for that.

LAS VEGAS (AP) — The Las Vegas Raiders used strong defense and a balanced running game to stave off a late surge and beat the Cleveland Browns 20-16 on Sunday.

Cleveland drove to the Raiders’ 9-yard line, but Deshaun Watson was sacked by Charles Snowden with 41 seconds left to seal the win.

The Raiders held on for the win despite star wide receiver Davante Adams (hamstring) and premier pass rusher Maxx Crosby (ankle) being sidelined with injuries. And the defense held the Browns to 241 total yards.

Alexander Mattison ran for 60 yards for the Raiders, who had 152 total yards on the ground and had five different players rush for at least 10 yards, their most since 2010 against the Seahawks. The Raiders also became the first team since the Jets in 2010 against the Bengals to have two receivers score rushing touchdowns.

Las Vegas had not rushed for more than 55 yards in a game this season until Sunday.

Gardner Minshew was just 14 for 24 for 130 yards. He was sacked twice by reigning AP Defensive Player of the Year Myles Garrett.

Watson completed all eight passes and led the Browns on a touchdown drive to open the game that lasted 9:22 but finished 24 for 32 for 176 yards.

He came into the game having been sacked 16 times, the most in the league, playing behind an offensive line without four starters missing most of the game, and was defeated three times by the Raiders.

The loss was a major setback for the Browns (1-3). Instead of taking advantage of the opportunity to get into the playoffs, the Browns are now finding those chances dwindling. Only 42 teams since the 1970 merger have made it to the postseason after a 1-3 start.

Not only was Las Vegas (2-2) rebounding from a 36-22 loss to the Panthers the week before, but the Raiders also found themselves in a 10-0 hole against the Browns in the first quarter.

But then the Raiders scored the next 20 points and appeared to take control before Zamir White’s fumble on the first play of the fourth quarter was countered by safety Rodney McLeod for a 25-yard TD. However, Dustin Hopkins missed the extra point, leaving the Browns behind 20-16.

Cleveland appeared to take the lead with an 82-yard touchdown pass to a wide-open Amari Cooper, but backup center Nick Harris was called out for fending off Raiders defensive tackle Christian Wilkins and the Browns ended up having to punt.

The Browns had their last drive in the last minute and had to go for the touchdown rather than the field goal because of Hopkins’ missed PAT, but Watson couldn’t attempt a pass.

Injuries

Browns: C Ethan Pocic (ankle) went to the locker room in the first quarter, returned in the third and then left again. ….Cleveland went into the game knowing it would be without a key portion of its offensive line – RG Wyatt Teller (knee) and OTs Jedrick Wills Jr. (knee) and Jack Conklin (hamstring). … LB Jordan Hicks (elbow) left in the second quarter. … TE David Njoku (ankle) did not play.

Raiders: DE Maxx Crosby (ankle) missed his first career game and WR Davante Adams (hamstring) also did not play. … LB Divine Deablo (oblique), Munford (knee/ankle), CB Decamerion Richardson (hamstring) and TE Michael Mayer also did not play. … Return specialist Tyreik McAllister (shoulder) was injured in the fourth quarter.

The City of St. Pete and PSTA are offering free bus service for two weeks

ST. PETERSBURG, Fla. – The City of St. Petersburg and PSTA are working together to introduce a two-week period of free bus rides within St. Pete city limits starting Monday.

The St. Pete Emergency Zero Fare Program is being created to assist the thousands of residents who have suffered a complete loss of their vehicles due to the flooding.

The fare waiver period runs from Monday, September 30th to Sunday, October 13th and applies to regular bus trips that begin and end in St. Pete.

Mayor Kenneth T. Welch said, “As part of the City’s recovery efforts and to reduce the financial and transportation impacts caused by Helene, the City has entered into this agreement to assist our residents with their essential transportation needs and as a small gesture . “Help everyone through this difficult time.”

The City of St. Pete would also like to remind drivers that the SunRunner is making a temporary U-turn in Pasadena due to westbound lane restrictions.

An all-star cast of “Saturday Night Live” veterans showed up for the big premiere of the show’s 50th season.

Their mission: the all-important cold open, this time at the height of election season (see below).

Maya Rudolph returned as Vice President Kamala Harris and is now vying for the presidency. And his former “SNL” colleague Andy Samberg – currently starring opposite Kate Winslet in the film “Lee” – played Doug Emhoff, the second gentleman from New Jersey (Old Bridge and Matawan).

The role of President Joe Biden went to Dana Carvey, who previously played another president, George Bush, on “SNL.”

Comedian Jim Gaffigan, a fan favorite to play Tim Walz, enthusiastically took on the role of Minnesota governor and vice presidential candidate.

The role of Republican vice presidential candidate JD Vance went to SNL lead actor Bowen Yang, while James Austin Johnson reprized the role of Donald Trump.

Steve Martin was another favorite for the role of Walz, but he turned the role down when “SNL” producer Lorne Michaels offered it to him.

“I wanted to say no and, by the way, he wanted me to say no,” Martin told the Los Angeles Times in August.

“I said, ‘Lorne, I’m not an impressionist. “You need someone who can really nail the guy. “I was chosen because I have gray hair and glasses.”

Gaffigan shared a clip from the cold open on Instagram on Sunday.

“Such an incredible ride,” he said – and he’ll be back for more.

Carvey shared a photo of part of his costume.

“The Biden wig was brilliant,” he said. “Thanks SNL.”

Christchurch man John Hope Muchirahondo is guilty of raping eight women and injuring others

Today a jury asked a question shortly after resuming work following the weekend’s adjournment – ten days after they retired to begin deliberations and in the tenth week of the trial.

They then informed the court that they were ready to announce the verdicts.

The six women and six men found Muchirahondo guilty of 11 counts of rape.

He was found not guilty on four counts and the jury was hung on the remaining four counts, meaning they could not make a decision.

They found Muchirahondo guilty of six counts of sexual assault.

They acquitted him on two other charges and could not decide on the final case.

He was also found guilty in connection with the cell phone charge.

A rape charge was dismissed during the trial.

The verdicts were read out in court today before 1 p.m.

Some of the women who complained about Muchirahondo and testified in court were in court to hear the jury’s decision.

Judge Lisa Preston withheld sentencing for 40 minutes to allow police to contact the other victims and complainants to inform them of the decision on the charges affecting them.

After they announced the verdicts, Judge Preston dismissed the jurors, thanked them for their service, and informed them that they would not have to serve again for another ten years.

The 36-year-old Zimbabwean has been on trial before a jury and Judge Preston since July 29, accused of raping or abusing 15 women over a 12-year period.

He met some in bars or at parties. He knew others socially or as friends. Several were former partners.

The High Court in Christchurch heard that in many cases the alleged crime was filmed or photographed by the defendant.

He denied all allegations and claimed any sexual activity with any of the women was consensual.

In some cases, he claimed he was misidentified and had no connection to the women.

As the verdicts were read out in court, Muchirahondo stood in the dock with his hands folded in front of him. He did not respond to the jury.

Last week he sat in court and wrote notes about some of the women while Judge Preston summarized to the jury the allegations surrounding them.

He was also seen reading from several Bibles and taking notes.

Muchirahondo will be sentenced this year.

Judge Preston ordered several pre-sentence reports to be prepared before that date.

Prosecutor Claire Boshier also requested a report on the preventive detention – an indefinite prison sentence – for the now-convicted serial rapist.

Judge Preston remanded him in custody pending sentencing.

For a single charge of rape, the maximum sentence is 20 years.

After the verdict, Detective Inspector Nicola Reeves, who led the investigation into the serial rapist, praised the “significant courage and strength shown by the many complainants in this case”.

“Sharing their experiences with the police and throughout the court process required determination and courage,” she said.

“Her memories have been attacked and attempts have been made to discredit her account. They have withstood the challenges and had their voices heard. They should be incredibly proud of their actions and I hope these sentences bring some measure of peace and closure.

“I would also like to acknowledge the professionalism and tenacity of the Crown’s investigative team and prosecutors and thank them for their tireless work on this case.”

“And finally, I would like to thank the members of the jury for their careful attention and advice throughout this process.”

Reeves said results from the Ministry of Justice’s 2023 Crime and Victims Survey estimated more than one in three New Zealand women would experience one or more incidents of sexual assault during their lifetime.

CAPE CANAVERAL, Fla. – The two astronauts stuck on the International Space Station since June welcomed their new journey home with the arrival of a SpaceX capsule on Sunday.

SpaceX launched the rescue mission on Saturday with a reduced crew of two astronauts and two empty spots reserved for Butch Wilmore and Suni Williams, who will return next year. The Dragon capsule docked in the dark as the two ships climbed 265 miles (426 kilometers) over Botswana.

NASA switched Wilmore and Williams to SpaceX after they had concerns about the safety of their Boeing Starliner capsule. It was the first crewed Starliner test flight, and NASA concluded that the engine failures and helium leaks that occurred after launch were too serious and poorly understood to jeopardize the test pilots’ return. So Starliner returned to Earth empty at the beginning of the month.

The Dragon, carrying Nick Hague of NASA and Alexander Gorbunov of the Russian Space Agency, will remain on the space station until February, turning what was supposed to be a week-long journey into a more than eight-month mission for Wilmore and Williams.

Two NASA astronauts were pulled from the mission to make room for Wilmore and Williams on the return flight.

NASA likes to rotate its station crews about every six months. SpaceX has provided the taxi service since the company’s first astronaut flight in 2020. NASA also hired Boeing for ferry flights after the space shuttles were retired, but faulty software and other Starliner problems led to years of delays and more than $1 billion in repairs.

Starliner inspections are currently underway at NASA’s Kennedy Space Center. Post-flight records review begins this week.

“We’re a long way from saying, ‘Hey, we’re writing Boeing off,'” Jim Free, NASA’s associate administrator, said at a pre-launch briefing.

The arrival of two new astronauts means the four who have been up there since March can now return to Earth in just over a week in their own SpaceX capsule. Her stay was extended by a month because of the Starliner unrest.

Although Saturday’s launch went well, SpaceX said the rocket’s spent upper stage landed outside its target impact zone in the Pacific due to a faulty engine ignition. The company has halted all Falcon launches until it figures out what went wrong.

Taylor police were called to a home to investigate a domestic dispute around 1 p.m. Saturday.

When officers arrived, they found a 7-year-old girl with stab wounds, police said. She was taken to hospital where she later died.

Police said they would not release many details at this time due to the nature of the crime and were handling the situation sensitively given the involvement of minors.

Neighbors shared more details with WJBK about the sisters and their encounters in the neighborhood.

“Every now and then I would come here to my grandma’s and see the little girl riding her bike down the street and I would go play with her,” Matthew said. “All she wanted to do was be friends with everyone.”

Police are investigating a domestic dispute that left a seven-year-old girl dead and her 13-year-old sister in police custody. (WJBK)

The 13-year-old girl is being held at a juvenile detention center in Detroit. Taylor police are investigating whether anyone was home at the time of the argument.
