Mold growth and air conditioning leaks are affecting the DMC Heritage Campus Fine Arts Center

Mold growth and air conditioning leaks are affecting the DMC Heritage Campus Fine Arts Center

CORPUS CHRISTI, Texas – Access behind the doors of the audio and production room in the Fine Arts Center on the Del Mar College Heritage Campus has been restricted due to concerns about mold and HVAC unit leaks.

“I was sitting here, seemingly in shape, and it felt like everyone knew about it but me,” said Rachel Jennische, lecturer in digital media, radio and television.

It seemed like Jennische had a communication gap after she first noticed the problem of mold and air conditioning issues in her office – Room 163D. The site has since been closed and is being worked on by contractors since Wednesday morning.

“I didn’t know I had a leak in my radio studio. So I get up to check and suddenly water is pouring from the ceiling. “Then we have these soundproofing tiles that actually fell off the wall,” Jennische said.

It was in January when Jennische filed a complaint about her discovery with the Fine Arts Center building manager. Immediately afterward, Jennische told Neighborhood News reporter Alexis Scott that the building manager took photos and videos and notified the assistant maintenance director of the concerns.

After that, Jennische was not given any news about the status of things.

As recently as April, Jennische saw caution tape and “No Trespassing” signs near her office.

“So I worked in that area. In the summer I should actually get some computers installed for me. The person texted me and said, “Hey, I’ve finished installing except for this area.” That’s the area right in front of my office. He says, “It’s full of mold.” “Well, why do you know that and I don’t know that,” Jennische said.

That was in July. Jennische added that her audio and production classes have been moved to other rooms within the facility.

“We have older pieces in the building,” Jennische told Scott. “I don’t want to say we have to deal with it, but we do. But there seems to be some sort of lack of communication about them even working on anything, and there seems to be a lack of mold prevention growth.

Her office and classroom are not the only rooms in the Fine Arts Center experiencing this issue.

Scott was informed that the Arts and Theater Department had previously closed the Barlett Theater in September 2023 due to water leaks that caused the floor to decay and mold to form. As of October 2024, the theater remains closed with a warning notice on the outside of the door.

The college’s vice president of facilities, John Strybos, said as soon as his team is notified of any issues at the facility, they immediately begin troubleshooting the problem. When asked when Strybros was made aware of the mold growth, he couldn’t remember the date.

“I don’t remember a specific date on a specific topic. “We have a lot of problems here,” Strybos said. “Some of the complaints are made and simply need to be routed through the system. Even if the problem was identified a few months ago, we are dealing with it as quickly as possible.”

Strybos told Scott that an independent consultant came in, conducted a tape test and confirmed that the affected rooms did indeed have mold. This is used to examine the extent of mold growth on a surface. The test tape is then placed under a microscope and analyzed to determine whether the surface is safe or saturated with mold.

Del Mar College reiterated that the tape test did not identify the sample as black mold.

“They put up a protective barrier so they can do the job and the mold doesn’t come out of the room, so they’re cleaning the mold now.”

According to author Bill Eaves of the campus publication Foghorn News, a medical health and safety publication, the mold has been confirmed to be a fungus that causes fungal eye infections and possible respiratory problems in people.

Data also attributed to the World Health Organization and other health authorities also confirm the severity of health problems that people can suffer when exposed to emerging pathogens.

“This particular issue will cost less than $50,000 when we add up all the costs. “Yes, there will be mold, there will be air conditioning issues, but we have a plan to address those issues,” Strybos said.

He also mentioned that the college has over $2 million in deferred maintenance funds in the next fiscal year.

Jennische said she has currently been updated on all updates related to her office and classrooms affected by mold and HVAC leaks.

As of now, there is no information on when contractors will finish cleaning up the mold and repairing the non-functional HVAC units.

The Cavaliers head coach knows he has difficult decisions ahead

The Cavaliers head coach knows he has difficult decisions ahead

The Cleveland Cavaliers are only on the second day of training camp at the IMG Academy in Florida. However, it’s never too early to think about what a possible Wine and Gold rotation might look like.

New head coach Kenny Atkinson said during the media release last Friday that he was ready to field up to 11 players immediately. Atkinson then revealed on Wednesday that he didn’t know exactly who would be in the rotation yet, but he knew it wouldn’t be easy to make those final decisions.

“No. Oh, no way. We haven’t played enough and I need to get to know the group better. “It’ll work out,” Atkinson said.

“But even that,” I told them, “one thing we need to celebrate is our strength. If you have 14 rotation players, you can only play 10, maximum 11. Ten is usually probably a better number. But it will be difficult.” I know it will be really difficult for the coach. There are probably three or four guys who deserve to be in the rotation, but you just can’t do it.

Atkinson does not name any players who are close to being bench or reserve players. But assuming the Cavs field the same starting five next season, he’ll have to select five or six players from the group consisting of Caris LeVert, Isaac Okoro, Georges Niang, Jaylon Tyson, Craig Porter Jr., Ty Jerome and Sam Merrill , Dean Wade and Tristan Thompson.

There are still almost three weeks until the Cavs open the new NBA season. So Atkinson has plenty of time to figure out who he wants to play against in each game. Still, Atkinson has been open about celebrating Cleveland’s strength, and the opening night rotation likely won’t be the same when the team closes out the year in April.

“Artificial Justice” film from Spain explores AI: Iberseries

“Artificial Justice” film from Spain explores AI: Iberseries

Would you rather be judged in court by a human or by an artificial intelligence? That was a central question that took center stage at the Iberseries & Platino Industria conference and market in Madrid on Wednesday evening.
Platino Educa, the event’s educational platform, showed the new film Artificial justice (Artificial justice) from Spain and Portugal. Written and directed by Simón Casal, the film stars Verónica Echegui, Tamar Novas, Alba Galocha and Alberto Ammann.

“In the near future, the government wants to replace judges with artificial intelligence software and promises to effectively automate and depoliticize the justice system,” it said in a summary. “Carmen Costa, a respected judge, was invited to judge this new trial. However, when the software’s inventor is found dead, she realizes that her life is in danger and that she must fight against the powerful interests at play in the highest echelons of the state.”

The audience responded very positively to the film, judging by the applause that followed the screening.

Then it was time for producer Mariela Besuievsky, actor Ammann, Juan Fernandez Tamames, Secretary of State in Telefonica’s Criminal Compliance Committee, and Spanish Supreme Court Justice Antonio del Moral to answer questions and reflect on the film’s impact on the current debate about the Discuss the role of AI.

Casal started the project about five years ago because he was interested in the impact of big data and ChatGPT, Besuievsky told the audience. “He decided to focus on justice for the film,” which was also helped by the fact that his wife is a judge, she said, according to an English translation of all panelists’ Spanish comments delivered over headphones at the event.

The backstory of Carmen and her living situation presented in the film was key to exploring the debate between humanity and technology. “With Carmen we wanted to make it more human and personal,” the producer explained. “It’s the human story of Carmen,” Amann added.

Besuievsky shared that at one stage in the film’s development, she asked the creative team whether they should also use AI in the film to advance the story’s key theme and conflict. The reaction was clear. “There was a huge uprising,” he said.

In an interesting part of the film’s plot, a character reveals that some of the key people behind the development of AI tools may be receiving preferential treatment from them instead of the promised objective decision-making. “Will we have VIP codes?” Besuievsky summarized a possible future question related to AI. “That’s scary.”

When discussing the moral issue of artificial justice, del Moral told the panel that while technology is more accurate, it is not always fair in a human sense. “Human justice is not perfect,” he said. “Algorithmic justice is a temptation, but it would cause us to lose…humanity.”

He added that he sometimes felt reminded of it Blade RunnerTamames argued that the main focus for governments and industries will be on developing safeguards and guidelines for the use of AI.

Ammann expressed some concerns, wondering aloud whether the main difference between real life and the film might be that the public is informed and can vote on AI in the film.

The actor also said that some of the futuristic-looking technology themes explored in films could become reality sooner than expected. “In 2001: A Space Odyssey“I saw my first video call,” Ammann shared, “and I thought it would never happen. We now have it on all our cell phones.”

In previous sessions on the second day of the fourth Iberseries, executives including Anonymous Content and Fremantle discussed their TV strategy and growing film business.

In South Korea, deepfake porn is ruining women’s lives and exacerbating gender tensions

In South Korea, deepfake porn is ruining women’s lives and exacerbating gender tensions

SEOUL, South Korea (AP) — Three years after receiving a barrage of fake online images showing her naked, the 30-year-old South Korean woman is still being treated for trauma. She finds it difficult to talk to men. Using a cell phone brings back the nightmare.

“It completely trampled me, even though it wasn’t a direct physical attack on my body,” she said in a telephone interview with The Associated Press. For privacy reasons, she did not want to reveal her name.

Many other South Korean women have recently come forward to tell similar stories as South Korea grapples with a surge of non-consensual, explicit deepfake videos and images that are much more accessible and easier to create.

Just last week, Parliament revised a law making it illegal to watch or own deepfake porn content.

Most suspected perpetrators in South Korea are teenagers. According to observers, the boys target friends, relatives and acquaintances – usually also minors – to play pranks on them, out of curiosity or misogyny. The attacks raise serious questions about school programs, but also threaten to exacerbate the already existing gap between men and women.

Deepfake porn in South Korea gained attention after unverified lists of schools where victims were targeted were spread online in August. Many girls and women have hastily removed photos and videos from their Instagram, Facebook and other social media accounts. Thousands of young women have staged protests demanding tougher action against deepfake porn. Politicians, scientists and activists have held forums.

“Teenagers (girls) have to feel uncomfortable about whether their male classmates are okay. Their mutual trust has been completely destroyed,” said Shin Kyung-ah, a sociology professor at South Korea’s Hallym University.

The school lists have not been officially verified, but officials including President Yoon Suk Yeol have confirmed a wave of explicit deepfake content on social media. Police have launched a seven-month crackdown.

Recent attention to the issue coincided with the arrest in France in August of Pavel Durov, the founder of the messaging app Telegram, on allegations that his platform was being used for illegal activities including the spread of child sexual abuse. South Korea’s telecommunications and broadcasting regulator said Monday that Telegram is committed to enforcing a zero-tolerance policy against illegal deepfake content.

Police say they have arrested 387 people for suspected deepfake crimes this year, more than 80% of them teenagers. Separately, about 800 students have informed authorities this year about sensitive deepfake content in which they were involved, according to the Education Department.

Experts say the true extent of deepfake porn in the country is far greater.

U.S. cybersecurity firm Security Hero last year called South Korea “the country most affected by deepfake pornography.” A report says South Korean singers and actresses make up more than half of the people featured in deepfake pornography worldwide.

The prevalence of deepfake porn in South Korea reflects several factors, including heavy use of smartphones; a lack of comprehensive sex and human rights education in schools and inadequate social media regulations for minors, as well as a “misogynistic culture” and social norms that “sexually objectify women,” according to Hong Nam-hee, research professor at the Institute for Urban Humanities at the University of Seoul.

Victims report great suffering.

In Parliament, MP Kim Nam Hee read out a letter from an unidentified victim who she said tried to kill herself because she no longer wanted to suffer from explicit deepfake videos someone had made of her. In a forum, former opposition leader Park Ji-hyun read a letter from another victim who said she fainted and was taken to an emergency room after receiving sexually abusive deepfake images and learning from her abusers that she would stalk them.

The 30-year-old woman interviewed by The AP said her doctoral studies in the United States were interrupted for a year. She is receiving treatment after being diagnosed with panic disorder and post-traumatic stress disorder in 2022.

Police said they arrested five men for allegedly producing and distributing fake, explicit content from about 20 women, including her. The victims are all graduates of Seoul National University, the country’s top university. Two of the men, including one who allegedly sent her fake nude photos in 2021, attended the same university, but she said she had no significant memory of them.

The woman said the images she received on Telegram used photos she posted on local messaging app Kakao Talk combined with nude photos of strangers. There were also videos showing men masturbating and messages describing her as a promiscuous woman or prostitute. One photo shows a screenshot of a Telegram chat room with 42 people where their fake pictures were posted.

The fake images were very crudely made, but the woman felt deeply humiliated and shocked because dozens of people – some of whom she probably knows – were sexually harassing her with these photos.

Building trust with men was stressful, she said, because she feared that “normal-looking people might do these things behind my back.”

Using a smartphone sometimes brings back memories of the fake images.

“Today, people spend more time on their cell phones than in face-to-face conversations. Therefore, we cannot easily escape the traumatic experience of digital crimes when they happen on our mobile phones,” she said. “I was very outgoing and really enjoyed meeting new people, but my personality has completely changed since this incident. This has made my life really difficult and I’m sad.”

Critics say that despite an epidemic of online sex crimes in recent years, authorities have not done enough to combat deepfake porn, such as spy camera videos of women in public toilets and other places. In 2020, members of a crime gang were arrested and convicted of blackmailing dozens of women into making sexually explicit videos to sell.

“The number of male teenagers consuming deepfake porn for fun has increased because authorities have overlooked the voices of women,” the watchdog group ReSET said in a commentary sent to AP, calling for tougher punishment for digital sex crimes.

South Korea has no official record of the extent of deepfake online porn. But Reset said a recent random search of an online chat room found more than 4,000 sexually exploitative images, videos and other items.

Reviews of district court verdicts found that fewer than a third of the 87 people charged by prosecutors with deepfake crimes since 2021 were sent to prison. According to Rep. Kim’s office, nearly 60% of respondents avoided prison time by receiving suspended sentences, fines or acquittal verdicts. Judges tended to reduce sentences when convicts repented of their crimes or were first-time offenders.

The deepfake problem has gained urgency given South Korea’s serious disagreements over gender roles, workplace discrimination, military conscription for men, and social pressures on men and women.

Kim Chae-won, a 25-year-old office worker, said some of her male friends avoided her after she asked them what they thought about digital sexual violence against women.

“I’m afraid of living as a woman in South Korea,” said Kim Haeun, a 17-year-old high school student who recently removed all of her photos on Instagram. She said she feels uncomfortable talking to male friends and tries to distance herself from boys she doesn’t know well.

“Most sexual crimes are directed against women. And when they happen, I think we are often helpless,” she said.

Will the US port strike increase gas prices? What you need to know

Will the US port strike increase gas prices? What you need to know

A union longshoremen’s strike that began Tuesday at dozens of U.S. ports has raised concerns about possible disruption in several industries, including the oil and gas industry.

However, the Department of Energy (DOE) has assured the public that exports and imports of crude oil, gasoline and other liquid fuels will not be immediately affected. This work is carried out by other employees, so there is no immediate threat to fuel supplies or prices.

However, experts warn that there may not be immediate disruption in the oil and gas industry, but this could change if the strike continues for a long period of time.

RELATED: Port strike update: 45,000 stop work along East Coast and Gulf docks

The longer the strike lasts, the more likely it is to disrupt the supply chain essential to transporting oil and gas products. As Adam Ferrari, CEO of Phoenix Capital Group, recently explained in a FOX Business InterviewDisruptions could eventually lead to shortages, which could lead to price increases at the consumer level.

“It’s a domino effect,” Ferrari said. “Increased gas prices could also lead to fluctuations in stock prices and uncertainty among investors and markets. This, in turn, could also impact government regulations and policies that are already causing tensions in this sector.”

What impact does the strike have on oil and gas transportation?

While oil tankers and natural gas products are not directly affected by the current strike, the broader impact on the shipping industry could have a knock-on effect.

East and Gulf Coast ports account for about half of all U.S. container imports, meaning the ongoing disruption could affect the entire supply chain.

As Phil Flynn, an energy market analyst, pointed out, the strike could reduce oil demand because if the strike extends, factories could close, which would further dampen overall oil demand.

“Oil tankers and LNG will not be affected as the dock workers’ strike impacts container ships, but if these ships are not moving, they will not burn oil,” Flynn wrote. “The possibility of factories closing due to the strike will also reduce demand for oil and could lead to a larger recession in the U.S., further depressing demand.”

What happens if the strike continues?

If the strike continues, the impact will be felt throughout the industry. The oil and gas industry could face rising prices as supply chains become increasingly strained, particularly for natural gas products that rely on labor to load and unload.

Ferrari noted that this would not only impact gasoline prices, but could also lead to fluctuations in stock prices and market uncertainty that would impact government regulations.

President Biden has not yet intervened despite calls from trade groups such as the National Retail Federation and the U.S. Chamber of Commerce to use his authority under the Taft-Hartley Act to force ports to resume operations. As the strike progresses, experts like Patrick Anderson of the Anderson Economic Group expect economic damage to mount, potentially costing the U.S. economy billions of dollars each day.

This article is based on information from a Fox Business report on the ongoing U.S. port strikes and their potential impact on the oil and gas industry, as well as expert opinions on the long-term consequences. Melania Trump on why the 2024 election is different

Melania Trump on why the 2024 election is different

Former first lady Melania Trump said the 2024 presidential election will be different from previous elections because the country is much more divided.

“We’re dealing with much greater dangers,” she said on “Hannity” Wednesday. “And most importantly, we see what is going on in the world and what threats we face. And my husband, what he’s been through in the last few months,” Melania Trump continued, referring to two attempts on former President Trump’s life.

Suspected assassin Thomas Matthew Crooks fired several shots at the Republican presidential candidate during his rally in Butler, Pennsylvania, in July before being shot by a sniper.

A few months later, Ryan Wesley Routha 58-year-old from Hawaii, was spotted by a secret agent allegedly holding a rifle sticking out of the tree line near Trump’s golf course in West Palm Beach. Since then, he has been accused of, among other things, the attempted murder of a presidential candidate.

Melania Trump told Fox News host Sean Hannity that people need to learn to listen to each other and respect differences of opinion again.

“I think we have to – we have different perspectives, we have different beliefs. We must respect our freedom of expression and our individuality. I think it’s very important that ideas are heard, that we have very, very direct communication and we share the idea with the debate,” said the former first lady.

“Because I think that’s how we could innovate and succeed in this country. I think it’s a worrying business in this country that we fire people who don’t agree on certain issues.”

Melania Trump admitted that the election cycle is a long and tiring process, especially in the weeks and days leading up to November, but she is “in it” and trying to “enjoy” it as much as possible.

“You have to be very focused and push yourself day by day. There are surprises too, so it is very important to prepare for those surprises,” she said, adding that it is her calmness that gets her through election day itself.

“Maybe that’s my personality. And because I know that on election day everything is in the hands of the people. The people decide what they want for this country, and that will be on November 5th this year too.”

Indian Rocks Beach surfer rescues a dozen people trapped in flooded homes during Hurricane Helene: ‘He saved us’

Indian Rocks Beach surfer rescues a dozen people trapped in flooded homes during Hurricane Helene: ‘He saved us’

As Hurricane Helene raged along the Gulf Coast on Thursday, a surfer on Indian Rocks Beach paddled toward the cries of people calling for help from their flooded homes.

Marty Thomas saved more than a dozen people and their pets using his surfboard alone.

Anne McIntosh, a 27-year-old Indian Rocks Beach resident, was one of those he rescued from the storm surge. She said she didn’t know how to escape when her house was under meters of water, especially because the door wouldn’t open.

“The beds were floating. The couch was floating. My brother and his wife were lying on the countertops,” McIntosh said.

All three screamed for help, and two blocks down the street Thomas heard the screams. He threw his surfboard out the window and paddled toward the sound.

“I was walking around in the back unit just thinking, ‘What am I going to do?’ And all of a sudden I hear a voice and he says, ‘We’re going to get you.’ And it was Marty,” McIntosh said.

Thomas and his friend managed to break down the door and get McIntosh, her brother and his wife to safety, and they weren’t the only ones.

“You’re the angel of the city,” McIntosh said of Thomas.

For hours, the surfer saved about a dozen people and their pets with his board.

“She had the St. Bernard, which is a heavy dog, so she couldn’t lift him. So I just picked up the dog and threw him out the window. He jumped right on the paddleboard and was “fine,” Thomas said.

His friend on a second-floor balcony led him with a flashing light, paddling toward any sound of people calling for help.

“He saved us,” McIntosh said. “He opened the door. He brought us to safety. And he walked like an angel.”

Marty Thomas and Anne McIntosh reunited almost a week after the surfer rescued her from her flooded home during Helene.

“Anne is tough. She didn’t even need my help,” Thomas said. “It was up to her up to this point. She wore things on her head.”

McIntosh said there had never been a single flood in her area before Hurricane Helene. Unfortunately, she said she stayed and she knows she would never do it again.

“I never flood,” McIntosh said. “Well, I’m swamped. I learned a good lesson. Thanks to my angel here. I have a choice. Next time I will evacuate.”

She said she will forever be grateful to Thomas.

“He’s a walking angel. He is now the hero of Indian Rocks Beach. And you do it so gracefully. Thanks. And I love you for it. And you deserve all the good things in life,” she told Thomas.

“Thanks. I appreciate that. “You’re pretty awesome yourself,” Thomas replied.

As Caleb Williams and DJ Moore say they agree

As Caleb Williams and DJ Moore say they agree

The Bears preached last week and were pleased with the communication as they beat the Los Angeles Rams 24-18.

They were happy with all but one or two specific pieces. One of them was the touchdown pass they had on hand when Caleb Williams and DJ Moore failed to connect on the right side of the end zone.

They spoke about it immediately after the game and hope they can iron out these issues in the future before facing the Panthers on Sunday at Soldier Field.

“We were both frustrated after the missed touchdown. He came over and we both talked about it and agreed on the spot and that mishaps like this shouldn’t happen again in the future,” Moore said.

There seemed to be great consternation on the bench when they both got there. Moore was seen sitting alone at the end of the bench, a situation that was interpreted as him expressing his opinion, but he would say that was not the case.

“It’s a slam dunk,” Moore said. “So I thought he (the DB) was playing outside, I had to go in and go back out and then assess where the safety was and he (Williams) thought I was just going to run straight and now we’re going” Caleb’s way and wanted to do it right.”

The problem was where the cornerback played. It threw them both off guard.

“We just grew through the reps, we’ve never had a marred rep like that where the curve stood still, so it was pretty different,” Moore said. “I said it was up to me. I didn’t think about going out again. We’ve fixed it now.”

Apparently they also designed the communication to Williams’ taste.

“They were in a two-high shell kind of thing,” Williams said. “I don’t know if their corner played poorly or if they were just in Cover-2, but when I read it, as I was pulling back, I saw DJ go in and thought DJ was keeping it a little more vertical. He went out again.

“So we’re just not on the same page. And I wouldn’t say it’s anyone’s fault. I think we’re just not on the same page. Of course we went to the sideline and let everything calm down because I’m frustrated, he is.” We’re both frustrated and want to score just before halftime, especially because it’s important for every game, before halftime To score a goal Talk to him afterward, just get on the same side so that if it happens again we can score a big goal that goes into the half. And you never know what game or when it might happen.

BEARS INJURY REPORT: TEVEN JENKINS, ZACCH PICKENS, DeANDRE CARTER OUT

ANALYSIS: THE FEAR OVER TOM BRADY, JUSTIN FIELDS AND JAYDEN DANIELS IS SO BEARS FAN

The reading was better in the second half of the game, so perhaps Williams is right. In the third quarter, Williams saw Moore isolated on a linebacker in the presnap.

Money.

“First you have to know where you are in the reading,” Moore said. “I was probably second or third, but I knew it had to go back to me because it was a linebacker (with him).

“So I thought if this thing doesn’t come back that way, we could have a few more discussions on the sidelines. In the end it came back, so there was no discussion on the sidelines, it was all a happy atmosphere. For the most part.” Then I gave him the ball. You know, I was excited about him.

This book was a little easier to read, even for a rookie quarterback. There was no signal from Moore. Williams recognized it and threw the 9-yard TD pass on a dime over the linebacker.

“No, you just have to trust that he sees it,” Moore said. “I think we all saw it when we were spread out and it was just me and the linebacker.

“So I’m like, ‘Hmm. I hope we see this quickly.’ But if things had gone differently, hopefully we would have still scored a goal.

CALEB WILLIAMS LEARNES MORE ABOUT THE VALUE OF CHECKDOWN

https://www.si.com/nfl/bears/caleb-williams-learning-more-about-value-of-the-checkdown

Moore said he had to take into account that he was working with a freshman and everyone would be there at the same time.

“So I know what he’s going through,” Moore said. “You can’t get too frustrated. I mean, you can be frustrated with the way you play as a player, but not with a young man who is still coming up.”

Now if these two are on the same page, the question has to be whether Williams and Rome Odunze are on the same page. Moore didn’t mind pointing out how Odunze was wide open on a play without being spotted.

“Shoot, he’s rolling off the ball. Did you all see him in the movie?” Williams asked reporters. “Last weekend he started on a route that was completely open to him. I thought, ‘Damn, he’s moving.’ I even saw him out of the corner of my eye and asked myself, “Am I walking slowly, or is he just moving fast?”

“But just his speed and his confidence out there. Just go out and play freely.”
